
Ashley Capital recently acquired 223 acres in Caledonia, Wisconsin. Formerly known as South Hills Country Club, the site is located east of Interstate 94 and south of Golf Road, with over a half mile of frontage along the interstate.
Ashley Capital will develop the site into an industrial business park named South Hills Commerce Center (SHCC). Initial site and infrastructure work is expected to commence in the second quarter of 2025.
The first phase of SHCC will include two speculative buildings with a build-to-suit option. When fully developed, the park will have 3.8 million square feet. SHCC will be Ashley Capital’s third development in Racine County, joining Enterprise Business Park and Yorkville Business Center located in Sturtevant, Wisconsin. Upon the completion of SHCC, Ashley Capital will have 6,500,000 square feet in the area.
Caledonia Village President Tom Weatherston recently told the Milwaukee Business Journal that the SHCC would be the largest development Caledonia has ever seen.
